Company Overview
Local Investor and Real Estate Developer ALACOR is both a Property Investor and Developer. We are a strategic long-term investor in the Ukrainian real estate market.
Our mission is to create value by capitalizing on our core competencies in the challenging environment of Real Estate Development in Ukraine.
ALACOR is a fast growing holding which diversified its business from the industrial field: metallurgy, oil and raw materials to the Real Estate investment and development.
The business is run by one Principal, Alexandr Shkarupa, who performs CEO functions while managing all business related issues. He is coming from the Industrial Sector, and has over 12 years of successful business experience in the metallurgical, oil and raw material sectors. The last industrial project Alexandr Shkarupa has successfully completed is a project of development of a steel processing plant. Being about 2 years at the Ukrainian property market, by now total projects under development correspond to over 956 000 sqm of space with total project cost USD 827 mil and scheduled for completion in 2007-2010. In spite of we are not long at the Real Estate Development, our expertise and experience gained from the last 12 years of conducting business in different areas, ensures the strength of our position in the market and provides us with necessary tool for effective management and mitigation of local risks. All of the above allows us to react promptly to varied environment and solve issues related to Real Estate Development business. We are an interface between the institutional requirements and local objectives, between two different investment and development cultures, and we are a “transformer” integrating international standards into local projects, while creating institutional quality products. One of our primary drives for success is our previous long term business experience in different sectors and created in-house Synergy Approach, which allows to “translate” and integrate international practice into challenging local business environment in order to manage underlying risks and create institutional quality assets. Our main goal is to create a professional team that will deliver institutional quality assets. Our team of 36 multi-disciplinary specialists has extensive experience in the construction and real estate industry in Ukraine and CIS. Their skills and experience are supplemented by outsourcing international experiences in critical areas of property development. We target mainly Greenfield Projects that present growth value potential and stability with the estimated rental income, which can absorb negative cyclical outcomes.
